Local Law 11 is a city-wide safety program requiring property owners to inspect and maintain building facades taller than six stories. In accordance with Local Law 11, Beam must begin a long-term construction project in StuyTown and Peter Cooper Village for all buildings. Construction involves erecting sidewalk bridging (sheds) as work progresses. A site safety lead and an engineer will be onsite at all times during work hours.
This page will remain as a source for informing residents, preparing for unforeseen circumstances, and ensuring the communication between Beam, residents, and other stakeholders is transparent and helpful. The latest information, FAQs, and updates will always be available here.

Certain sidewalks may be rerouted; however, all access points to the buildings will remain open for most of the construction. Some building entrances may be temporarily inaccessible while work is being conducted near those entrances – in such instances, we will notify you.

Absolutely. Sheds are city-approved for public safety, and our sheds have enhanced security features such as additional cameras, mirrors, and regular security patrols.

Yes, though workers may request it be off during close-range work. Air conditioners will be protected with an exterior filter protection to prevent dust intrusion. The protection will be removed once all work on the apartment line is complete. Click here for more information on air conditioner use.

The contractor will cover air conditioners with blue filter protection per construction industry standards. This protection will remain in place during the entire repair process for your apartment line and will be removed only once all repairs are completed.
